Settling an estate that includes a Flathead Valley home?
I help personal representatives, executors, trustees, and heirs sell the house from start to finish - coordinated even if you live out of state.
You were handed a lot at once.
Being named personal representative usually happens at the hardest possible time. On top of grief, there's paperwork, loved ones to keep informed, and a house that needs decisions you've never had to make.
Most of the personal representatives I work with have three worries:
• "I don't know what the house is worth or what to fix."
• "I can't keep flying back to deal with it."
• "I'm worried about the empty house, especially in winter."
My job is to take the house off your list so you can focus on everything else.

Often, yes. In many Montana probates, a personal representative has authority to sell estate real property without a separate court order. Some estates, such as supervised probates, have extra steps. Your estate attorney will confirm what applies to you, and I'll coordinate the sale around it.
-
It depends on the estate and the will. Ask your attorney who needs to sign off. On my end, I'll keep you informed with a weekly written update so there are no surprises.
-
Your free property review compares what repairs would cost against what they're likely to add to the sale price. Many estate homes sell well with just cleaning and minor repairs.
-
I price it against recent Flathead sales of similar homes in similar condition, not against brand new homes. The written analysis goes to you for the file.
-
The estate keeps paying taxes, insurance, and utilities. I check on the house on a set schedule, send photos after every visit, and flag any changes I see.
How selling an estate home works
1. Secure the house. Locks, insurance for a vacant home, utilities and heat. I'll send you a checklist.
2. Confirm authority to sell. Your attorney or judge confirms your authority as personal representative. I'll work around their timeline.
3. Free property review. Within 48 hours I'll send a written market analysis for the estate file, plus repair recommendations if needed.
4. Prepare and list. I coordinate cleaning, authorized repairs and staging, with photos at every step.
5. Sell and close. I negotiate, manage inspections and coordinate closing with the title company.
Throughout: a weekly written update
Let me take the house off your list
Tell me about the property and where the estate stands. I'll reply within one business day with your next step.
I'm a REALTOR®, not an attorney. I explain the real estate side; please confirm legal and tax questions with your estate attorney or tax professional.
